01Are you a roofing company?
No. Anchor Roofing Co. — Dana Point is a free matching service. We do not hold a roofing licence, we do not employ crews, and we never come to your house. We pass your request to independent local contractors who do the work and who you hire directly.
02Can I just put a new roof over the old one?
Often you legally can, and it is usually a poor idea. Overlaying hides the condition of the decking, adds weight, shortens the life of the new shingles by trapping heat, and doubles the cost of the next tear-off.
03I rent. Can I use this?
Only the owner can approve roofing work. If you are renting, the fastest route is to send this to your landlord or property manager rather than gathering quotes nobody can act on.
04Are gutters included in a re-roof?
Usually not, unless the quote says so. If they are near the end of their life, replacing them during the re-roof is meaningfully cheaper than doing it later, because the crew and the staging are already there.
05How many contractors will contact me?
No more than three. We picked that number because two quotes is not enough to spot an outlier and five is an ordeal.
06Are the contractors licensed and insured?
We require a licence number and current insurance from every contractor in the network. Verify it yourself anyway. Your state licensing board has a free lookup, and it takes two minutes.
07What if the decking is rotten underneath?
Some of it usually is. The important thing is that the price per sheet is agreed in writing before the tear-off, so the conversation on day two is about quantity rather than rate.
08How long does a re-roof take?
A straightforward asphalt roof on an average house is one to three days. Tile, slate and complex rooflines take longer, and weather stops work more often than anything else.
09It is leaking right now. What do I do?
Contain the water, photograph everything, and get the request in marked as an emergency. A tarp is the right first job. The permanent repair is a separate conversation and a separate price.
10Do I have to hire anyone?
Not at all. Plenty of people use this to find out what a job costs and then do nothing for a year. That is a perfectly reasonable outcome.
11Do you handle commercial buildings?
We do. It is a different set of contractors — commercial and low-slope work is a separate trade from residential re-roofing — so answering the property question accurately matters.
12I have solar panels. What happens to them?
Panels have to be detached and reset. Budget for it separately and coordinate the two trades. Never put a new solar array on a roof with under ten years left.
